What You Need To Know When Considering A Prefabricated or Modular Home

Prefabricated home wall installation

Today I’m answering a common question I receive: what should you look for when evaluating prefabricated or modular homes, especially from a moisture management and mold prevention perspective?

I recently had someone ask about visiting a prefab home factory and evaluating the various construction options offered by the company. This is far too complex to answer in a quick text response, so I made this video to give some tips in case you’re considering a prefabricated or modular home.

Here’s what I’ll cover in this video:

  • Wall construction and why exterior insulation matters
  • Roof systems and proper installation to prevent future problems
  • The critical importance of moisture-resistive barriers and perm ratings
  • Why you should NEVER wrap your home in plastic (think Gore-Tex, not plastic jacket)
  • Window quality, thermal breaks, and proper installation techniques
  • Siding options and the benefits of rain screen systems
  • Investing in seismic and hurricane protection
  • Hardware, nails, and fastener specifications that actually matter
  • Hidden issues with improper installation

Building in a climate-controlled warehouse means no rain exposure during construction. Any building looks great in a warehouse—what matters is how it performs after years of exposure to the elements.

If you’re considering a prefab home build, I collaborate with homeowners and builders to ensure moisture management is properly addressed from the start. (See options for Consulting in our site menu above), but first and foremost; I invite you to join me as a student in my in-depth, interactive program to build any style of healthy home; “Building A Safe Home”! ⬇️
