I’m going to show you something that might surprise you—and possibly save you a lot of money and disappointment. I’m talking about fungicidal or “mold proof” protective coatings.
These products promise peace of mind after mold remediation, but when you actually read the warranty terms, you’ll discover they’re virtually impossible to claim against.
Here’s the catch: To maintain warranty coverage, the product must be installed on surfaces that are completely clean, free of all mold, and dried to a specific (often unspecified) moisture content. But if you’ve already achieved all of those conditions, you don’t need the coating in the first place—you’ve already eliminated the conditions that allow mold to grow.
In this video, I’ll walk you through a real warranty document and reveal:
- The installation requirements that are nearly impossible to meet
- How moisture content testing would actually work (hint: you’d need to measure deep into the center of materials)
- The extensive list of exclusions that void the warranty (hurricanes, floods, pipe leaks, settlement, warpage, surface dirt, humidity, water damage)
- Why your only “remedy” is a replacement can of coating—not coverage of labor or damage
- The limited time claim window and documentation requirements
- Why opaque coatings are particularly problematic (they hide what’s underneath)
Watch the full video to see exactly what these warranties say and a few tips I have, IF you decide to use them at all.
My advice: Before you spend money on these coatings, read the warranty. Actually read it. Every company has one, and they’re all structured similarly. Contact them directly if it’s not available online.
